The 4-phase build sequence
Most failed gym openings don't fail on equipment quality. They fail on sequencing. Here's the disciplined order we recommend, with realistic budget ranges for a 4,000-5,000 sq ft commercial build.
-
1PHASE 1
Lease + Buildout
Flooring, lighting, HVAC, electrical, plumbing. The unsexy infrastructure that determines noise, equipment longevity, and member injury rates. Spec your power BEFORE you finalize equipment placement.
Typical budget $80K - $140K -
2PHASE 2
Anchor Equipment
Racks, free weights, primary cardio. The equipment that defines what the gym is. Skip a piece and you've underdelivered on a category. Plan for one rack per 800-1,200 active members.
Typical budget $80K - $140K -
3PHASE 3
Selectorized + Functional
Member retention equipment. A gym with great racks but no machines bleeds beginners. A gym with machines but no functional area bleeds intermediates. Cover both.
Typical budget $50K - $100K -
4PHASE 4
Member-Facing Finishes
Locker rooms, member tech, retail, recovery zone, signage. The polish that separates a profitable gym from a transactional one. Massage chair + mobility area dramatically reduces post-training friction.
Typical budget $27K - $66K

Commercial-specific FAQ
What is MAP pricing and why does it matter?
MAP (Minimum Advertised Price) is the price floor every authorized dealer must honor. It protects manufacturers from a race-to-the-bottom price war and protects you from fly-by-night dealers cutting corners on shipping or warranty support. Every brand on our catalog ships at MAP.
Do you handle install?
Yes. White-glove delivery and install is available on every commercial order through our authorized install network. Pricing is quoted on the build sheet based on equipment list and ZIP code. We coordinate scheduling directly with the manufacturer's freight team.
Typical lead times?
Stock items: 5-15 business days. Custom or made-to-order commercial pieces: 4-10 weeks. We flag any long-lead items on the build sheet so you can sequence around your buildout timeline.
Do you handle multi-location rollouts?
Yes. We've equipped multi-location franchise builds and HOA portfolio rollouts. Volume pricing is available on orders above $100K and on multi-location commitments. Mention scope on the form below.
What if equipment fails after install?
Every unit ships with full manufacturer warranty (frame: typically lifetime; mechanical: 2-10 years depending on category). As your authorized dealer, we coordinate warranty claims directly with the manufacturer's commercial support team. You don't chase anyone yourself.
Tax benefits we should know about?
Section 179 generally allows commercial fitness equipment to be deducted in full in the year of purchase, up to the IRS limit. Bonus depreciation may also apply. Consult your CPA, but most commercial buyers we work with deduct the full equipment investment in year one.
Do you do hospitality or resort builds?
Yes. Hotel and resort fitness centers are about 30% of our commercial volume. Premium brand presence (TKO commercial, Medical Breakthrough recovery) pairs well with the property tier. We have experience working with hospitality procurement teams and FF&E budgets.
